New to the Home Buying Process in Shreveport Bossier?
Are you a first time home buyer moving here, military veteran/active duty or a seasoned buyer/seller in the Shreveport-Bossier area? Keep in mind that buying a home is the largest purchase decision anyone can make. A seller with a home on the market will 99% of the time have a real estate agent representing them. Why shouldn’t you?
Of Course you should!
As a buyer it is in your best interest that you have professional representation. And why not? As a buyer you do not pay for the services of your agent. Both the buyer and the selling agent get paid AFTER the sale out of the seller’s proceeds. So again, why not?
You only have to gain by using a buyer agent of your own. Consider all this: Contracts, negotiations, inspections, paperwork, and more! That is the job for the expert agent to handle for you. What you as the buyer need to do is focus on finding your next home, moving from the previous on, getting the kids on school, learning more about the location and all that fun stuff! Leave nearly everything else in the hands of your capable agent.
Really the only part of the process that you, as the buyer, need to concern yourself with is the following: 1) who will I choose as a lender and 2) who will I choose to handle my Home Insurance. As a real estate agent I always recommend local lenders as opposed to big banks.
As a buyer, you may not particularly care WHO your lender is as long as you get a great rate, right? And yes, I agree that is #1 but if you want the best chance for the process to have the fewest hiccups you should stay local and, ideally, use on of the recommendations your agent presents you. As a local agent let me explain why:
- You will be engaged with the lender, yes, but so will I! I, as your agent, need to have a great relationship with that person but it’s hard to cultivate any relationship over a few phone calls over the course of a month or so.
- Using local lenders I have relationships with allows me to reach them at all hours of the day. Your “big bank” will have a 1-800 # with an extension and they only work Monday through Friday from 8am-5pm and of course it’s always Pacific Time, am I right? If an issue, small or large, arises and I can’t reach the lender that places you in potential limbo and that’s not where I want you to be.
- I can often ask for better rates or work a better deal for you that a Big Bank or National lender can’t.
- And lastly, I can make the process less stressful because I have the ability to go speak to a local lender in person and move a process along if need be. Or at the very least get answers for you. That isn’t possible with an out-of-town bank.
